RESIDENTIAL AND RETAIL MIX USE PROJECTS

Program
Client needed to maximize the residential units on a mix use zoned three sites. The client needed to combine the sites to reach city minimum requirement for development. The city of Garden Grove has and master plan and a master urban perspective on the new Garden Grove Blvd use. The city approved a zoning code for mix use that constrains the site from use as sole residential, rather the new code demand 30% of lot size to be commercial retail. The client demand that those lot should be able to split into two lots and two ownerships for financial reasons. The site has a front to Garden Grove Blvd and an ally to the back permitting two access for vehicles. The ally split the site from the residential three story new development to the back of the property. The city new zoning code mandated public street set back for recreational use. Client demand designing without any variances.
Design Approach
The design had to work with a narrow site, where it didn’t permit a parking turn around. Thus, the two access was utilized to make entry to the site. Where one entry for residential (Ally) and the commercial to utilize the front. The Front was set back to create two public plazas with coffee and juice stands along with seating area and umbrellas. The building was integrated on a horizontal and vertical way as pieces of Tetris with a clear definition between public vs privet and commercial vs residential. A care for common open spaces was in placed to enhance the living experience of the resident as well as privet open balconies.
